A standard changeover covers a full property reset, linen strip and replacement with commercial laundering, consumable restock to an agreed par list, timestamped damage and maintenance reporting, and guest-ready photo sign-off — completed inside the same-day check-out to check-in window and quoted at a fixed price per turnover. You bought an investment, not a cleaning job
Nobody buys a rental hoping to strip beds on a Sunday. But short-stay only works if the changeover happens perfectly, every time, on a deadline you cannot move.
The 3pm deadline never moves
Guests check out at 10, the next lot arrive at 3, and there is no version of this where you get an extra hour. We hold same-day slots at the time of booking and keep routes tight enough to make them.
“Clean” has to mean the same thing every week
A rotating roster of contractors means a different interpretation of clean every changeover, and one four-star review about hair in the bathroom costs more than a year of cleaning fees.
You cannot inspect from your office
Photo sign-off on every turnover means you can see the property is guest-ready without driving across town — and you hear about damage the same day, not from the next guest.

A team that has done this every day since 2012
Short-stay does not observe weekends and it does not observe public holidays. The busiest changeover days of the year are the ones everyone else has off — so the question worth asking a cleaner is not whether they are good. It is whether they are still there on the days nobody else wants to work.
We have run turnovers every day of the year since 2012 — public holidays, long weekends, and the peak summer weeks when every apartment in Auckland is full and nobody wants to work. It is not a thing we do reluctantly; it is the job. There is a very small handful of days the team is off, and how those are covered is agreed with you in writing when we onboard the property, before the first booking lands on them.
That reliability is also why the work is not limited to short-stay. Our teams have been contracted to look after crew accommodation for major international film productions shooting in New Zealand, including productions based here in Auckland.
Film crews need accommodation turned around to a hotel standard, on a schedule that moves with the shoot and does not care what day of the week it is. It is the same discipline as a 3pm check-in, run at a much larger scale — and it is not work that gets handed to a cleaner who might not show up.
Most hosts start with the cleaning. Most do not stop there.
We do not ask for the whole property up front, and we would not take it if you offered on day one — we would rather earn it one changeover at a time. In our experience that is usually how it goes: the turnovers work, and a few months later you are asking what else we can take.
Turnover cleaning
Same-day changeovers to a fixed standard, at a fixed price you can build into your listing. This is where almost everyone starts.
Add linen and consumables
We hold the par stock, swap and launder the linen, and restock everything to your list — so you stop buying toilet paper on a Sunday.
Add maintenance, access and inspections
Keys and codes, a guest-ready inspection every changeover, and the dripping tap reported and coordinated before it becomes a refund.
Hand over the whole thing
Full management for 15% + GST: pricing, listing, guest messaging, maintenance and seasonal work as well. At that point the property genuinely stops being a job.

Central Auckland, on purpose
Tight routes are not a limitation, they are the product. A team that starts in Albany and finishes in Papakura cannot promise you a same-day changeover, and we would rather say no than arrive at 3.15pm.

What hosts ask us first
How much does Airbnb turnover cleaning cost in Auckland?
Turnovers are quoted at a fixed price per changeover rather than hourly, because a one-bedroom apartment with a set linen configuration is predictable and a four-bedroom house with three bathrooms is not. Once quoted, the price does not move — so you can put it straight into the cleaning fee on your listing and stop guessing. Send us the listing link and we will price it.
Can you clean between a 10am check-out and a 3pm check-in?
Yes. Same-day changeovers inside that five-hour window are our normal case, not a favour. It is the reason we keep our routes geographically tight across central Auckland — a team crossing the city is a team that arrives late, and late is fatal when guests are already at the door.
Do you handle the linen?
Yes. The usual arrangement is that we strip the property, install a fresh set and send the used linen out for commercial laundering — so you are never storing wet towels in an apartment or running a washing machine between guests. If you already hold your own par stock on site we work to that instead, count it every visit and tell you when sets need replacing.
I do not want to deal with any of it. How much can you take over?
All of it. Full management is 15% + GST of accommodation revenue and covers nightly pricing, the listing, guest messaging, turnover cleaning, linen, consumables, maintenance and monthly reporting. The guest-paid cleaning fee comes to us and covers the turnover, linen and amenities. There is no setup fee, no retainer, no minimum term, and nothing to pay in a month with no bookings.
What happens if a guest breaks something?
You hear it from us the same day, with timestamped photos, before the next guest arrives. That matters commercially as well as practically — AirCover and Booking.com damage claims both have windows that close, and “the cleaner mentioned it” is not evidence.
Do you only do Airbnb, or other short-term rental platforms too?
Any of them. Airbnb, Booking.com, Vrbo, corporate lets and direct-booking sites all involve the same job: reset the property to a fixed standard inside a hard deadline. We work off whatever calendar you already use — Hospitable, Guesty, Hostaway, Lodgify or a shared spreadsheet.
